Most residential homes and luxury condos on Oahu are Fee Simple. Leasehold properties typically carry lower up-front purchase prices but require monthly ground lease rent and come with lease expiration risks.

he Honolulu Homeowner Property Tax Exemption reduces the taxable assessed value of an owner-occupied primary residence on Oahu by $120,000 (or $160,000 for homeowners aged 65 and older), resulting in significantly lower annual property taxes.
To qualify, the home must be your primary residence and you must file the Home Exemption form with the Real Property Assessment Division by September 30th. Our team assists buyer clients with filing this exemption immediately after closing escrow.
